The
Western Security Bank 55,000 square foot building is a four-story structure,
mixed-use project composed of retail on the ground floor, above which
are three floors of offices including a separate penthouse. The penthouse
has its own kitchen facilities, and the offices open onto a fourth floor
deck and patios that have vistas of Toluca Lake and the Verdugo Hills.
The
ground level of this mixed-use project has contained such tenants as
Western Security Bank, Brill Optometry, Panda Restaurant, and a local
drug store. Combining the missed uses is a proven European concept and
has been eminently successful in Toluca Lake.
The
building was 100% leased during construction and has always been at
least 95% occupied.
