William D. Hiestand Jr. brings more than 25 years of experience in the residential and commercial real estate development business to his position as Executive Vice President at Chandler Partners. With a career that has spanned throughout Southern California, Hawaii, and Nevada, Mr. Hiestand has led the acquisition, financial underwriting, pre-development process, project entitlements, project design, and construction oversight of more than $2 billion in diverse real estate assets—including over 5,000 single-family homes and multifamily units, along with high density urban infill mixed-use projects comprising housing, retail, hotel, and marinas.
Mr. Hiestand has built his career with several of California’s largest and most successful real estate development firms including Paragon Communities, KB Homes, GH Palmer Associates, and Chandler Partners. Mr. Hiestand’s 25 years of experience enable him to quickly identify lucrative niche markets, highest & best use design, overcoming high barriers to entry entitlements, and create additional value through enhanced entitlements and new product designs and efficiencies. Mr. Hiestand has a rare knack for identifying challenges early in the pre-development process to avoid costly mis-steps, and the ability to make quick decisions based on experience resulting in maximizing project values.
Mr. Hiestand’s years of experience encompasses every aspect of the development process. Starting from a company’s strategic direction and company operations, to property acquisitions, project feasibility, entitlement expertise, architectural design, construction oversight, project financing, property operations, and marketing. Mr. Hiestand is able to put all the pieces together utilizing his many years of experience and unique vision. Mr. Hiestand’s extensive knowledge and broad network of resources are key to helping Chandler Partners mitigate risk while pursuing a long pipeline of growth opportunities.
