After purchasing the land for the first phase of ONYX, we got a call from the Glendale Unified School District (GUSD) to see if we would be interested in acquiring their property, adjacent to ours. Ultimately, we successfully executed the property swap, incorporating the GUSD site into our project as phase two of development. We also increased our total units from 94 to 183—with phase one LEED Gold and phase two LEED Silver.
At the center of L.A.’s fourth-largest city is Downtown Glendale. Incorporating phase two into our existing project proved cumbersome. We steered ONYX through the obstacles by coordinating in the field with the construction and design team, building strong relationships with City inspectors. Our cost and market expertise earned us the trust of our capital partner and lender.
