The 145 units of the Regent Square development represent the best of community and developer collaboration. The two- and three-story garden-style affordable apartments were initiated as a privately financed condominium project, but with the Great Recession came change, for the better. The City of Inglewood partnered with Chandler Partners to deliver a highly sought-after, reasonably priced community that enjoys the backing of the community and its residents.

Location

Regent Square is located in the northwestern portion of Inglewood, an incorporated city in Los Angeles’s South Bay. The project’s neighborhood supports a diverse mix of residential and commercial properties coupled with quality healthcare and employment services. With public transportation and retail amenities nearby, residents of Regent Square enjoy all of the conveniences of life close to home.

Opportunity

Development projects require the support and participation of many parties to be successful. In the case of Regent Square, what began as a privately funded venture changed course dramatically as a result of the Great Recession. The financing model changed to public-private, which affected the development and construction regulations, but also tapped into Chandler’s outreach sensibilities and vertically integrated development capabilities.

Results

With a rich community space, athletic, and sporting amenities set among landscaped courtyards and a mix of unit types, Regent Square has been a success for the City and region. Our team led the community engagement process with the surrounding community to garner support for the first project to be constructed in the area in decades and refined the design to suit their feedback and needs. The City also backed our efforts by recognizing our deep roots with tax credit financing and our extensive knowledge and experience with public-private partnerships. The project achieved stabilization in three months and, even today, continues to have thousands of people on the waitlist.
